A chiller produces chilled water and sends it through a closed pipe network to air-handling units and fan-coil units throughout the building. It is the right choice when the cooling load is large, when it runs through the day and night, and when the building has plant space and a central maintenance team. Seven Infra supplies chillers and installs the whole system around them, because a chiller performs only as well as the pumps, valves, coils and controls it serves.
What we deliver
| Stage | What we do | Deliverable |
|---|---|---|
| Load study | Whole-building cooling load with diversity and future expansion | Plant sizing |
| Plant selection | Air-cooled or water-cooled, machine type, number of units and standby | Equipment schedule |
| Chilled-water network | Primary and secondary pumps, pipe sizing, valves, expansion and make-up | Schematic and pipe layouts |
| AHU and FCU connections | Coil selection, control valves, balancing valves, strainers | Terminal schedule |
| Cooling towers | Tower selection, condenser-water circuit, water treatment | Condenser-water schematic |
| Automation | Chiller sequencing, pump staging, setpoint reset, BMS interface | Control description and points list |
| Installation and commissioning | Plant setting, pipework, insulation, flushing, balancing, start-up | Commissioning and balancing report |
Balancing valves at every terminal, a correctly sized expansion vessel and a flushed, treated water circuit are the differences between a plant that holds its design flow for years and one that loses capacity in its first summer. Design solutions produces the schematics; installation and commissioning delivers the plant and the balancing report.
Applications
- Hospitals: continuous cooling with N+1 plant so a machine can be serviced without losing capacity.
- Malls: large, variable loads that need staged chillers and secondary pumps on variable speed drives.
- Hotels: guest rooms on fan-coil units and public areas on air-handling units, all from one plant.
- Universities: campus networks that grow building by building over several years.
- Factories: process cooling alongside comfort cooling, on separate circuits where temperatures differ.
Brands
Seven Infra supplies all major chiller brands sold in the UAE, including Daikin, Mitsubishi Electric, Carrier, Trane, York, Toshiba, LG, Samsung, Gree, Midea, O General and Hitachi. The machine is selected by the design: capacity at 46°C ambient, part-load efficiency, refrigerant, footprint, sound level and the manufacturer’s service presence in the emirate.
Built for the UAE climate
Air-cooled chillers are selected at T3 conditions, 46°C ambient, with condenser coils sized so the machine does not derate in August. Water-cooled plant with cooling towers gains efficiency inland but needs a water-treatment regime for the mineral content of UAE make-up water. Coil coatings and filter screens are specified for the dust load. New chillers carry MOIAT star labels and run on R32, R410A or low-GWP alternatives; R22 plant is replaced rather than extended, as the refrigerant is no longer available.
Who it is for
Developers and main contractors who need chilled-water plant supplied, installed and commissioned to programme. Consultants who need schematics, schedules and balancing records. FM companies and hospital estates teams replacing ageing plant in a live building. Hotels, malls and universities planning a new phase, with maintenance and support to follow.

Frequently asked questions
Air-cooled or water-cooled?
Air-cooled plant is simpler, needs no cooling tower or water treatment, and suits buildings up to roughly 1,500 TR. Water-cooled plant is more efficient at large capacities and inland, but adds towers, condenser pumps and water treatment. We size both and set the running costs side by side.
Can a chiller be replaced while the building stays open?
Yes. We plan the replacement around the existing plant, bring in temporary chillers where the load requires it, and switch over one machine at a time.
How is the chilled-water network balanced?
Every terminal has a balancing valve. After flushing and pressure testing, we measure and set the flow at each valve against the design figure and record it. The balancing report is part of the commissioning pack.
Does the plant connect to the building management system?
Yes. Chiller sequencing, pump staging and setpoint reset are written into the control description and tested point by point during commissioning. Contact us with the load or the drawings to start.
