Most HVAC problems in the UAE trace back to installation, not equipment. Pipework brazed without nitrogen, a vacuum not held, a refrigerant charge guessed instead of weighed, a chilled-water circuit never balanced. Seven Infra installs to the manufacturer’s method for each brand and to the international standards the consultant specifies, then tests, adjusts and balances the system and records the results.
What we deliver
| Stage | What we do | Deliverable |
|---|---|---|
| Programme | Sequence the works against the main contractor’s programme and other trades | Installation programme |
| Installation | Plant setting, pipework, ductwork, insulation, condensate, electrical connections, controls | Progress records |
| Testing | Nitrogen pressure test, vacuum to below 500 microns, charge weighed in, water circuits tested and flushed | Test records |
| Adjusting and balancing | Air and water flows measured and set at every terminal against the design figures | Balancing report |
| Commissioning | Start-up with the manufacturer where required, zone-by-zone run, controls and BMS points tested | Commissioning report |
| Handover | O&M manuals, warranty registration, training for the occupier or FM team | Handover pack |
How we work on site
Our technicians hold the certifications the equipment requires. Pipework is brazed under nitrogen so the inside stays clean. Pressure tests are held for 24 hours and photographed at the start and finish. The additional refrigerant charge is calculated from the installed pipe lengths and weighed in. Chilled-water circuits are flushed, treated and balanced valve by valve. From a set of indoor units to a chiller plant, the method is the same.
Applications
- Villas: VRF and ducted systems installed before the ceilings close.
- Commercial fit-outs: floor systems installed around other trades to a fixed programme.
- Hotels and hospitals: central plant, air handling and ventilation commissioned as one system with the BMS.
- Existing buildings: replacement plant switched over in stages so the building stays open.
Brands
Seven Infra installs all major brands sold in the UAE, including Daikin, Mitsubishi Electric, Carrier, Trane, York, Toshiba, LG, Samsung, Gree, Midea, O General and Hitachi, and follows each manufacturer’s installation manual for that equipment. Where the manufacturer requires a factory-trained start-up, we arrange it and record it in the report.
Built for the UAE climate
Commissioning in the UAE is done in the heat the system will face. Outdoor units are run and checked at ambient, not on a mild day, and capacity readings are compared with the manufacturer’s T3 data at 46°C. Condensate drains are tested with water because summer humidity produces more condensate than a mild climate ever does. New systems use R32 or R410A equipment with MOIAT star labels; R22 plant found on site is replaced rather than recharged, as the refrigerant is no longer available.
Project management and support
Each project has one engineer who runs the programme, coordinates with the main contractor and other trades, and signs off the commissioning. After handover, the same team is available through maintenance and support for the warranty period and beyond. The installation follows the drawings from design solutions, so the engineers who sized the system see it started.
Who it is for
Developers and main contractors who need HVAC installed to programme and handed over with records. Villa owners who want the system built to the design they paid for. FM companies taking over a new building who want a report they can rely on.

Frequently asked questions
What is in the commissioning report?
The pressure test record with photographs, the vacuum reading, the refrigerant charge calculation and weighed-in figure, the air and water balancing sheets, the controls and BMS points list with test results, and the start-up readings for each unit.
Do you install systems you did not design?
Yes. We install to a consultant’s design and to the manufacturer’s method. Gaps in the design that would affect performance are raised in writing before work starts.
Can you commission a system another contractor installed?
Yes. We start with a condition survey and a review of the records that exist, then test, adjust and balance the system and report on what we find.
How long does commissioning take?
A villa takes two to three days after installation. A commercial floor takes a week. A central plant takes two to four weeks including balancing. Contact us with the programme to plan it.
